Repair, replace or upgrade
Belt drives you cannot hear from the bedroom above, battery backup for when the power goes out, and phone control that connects on the first try. We repair before we replace whenever the numbers say to.
A dead remote, a mis-aligned safety sensor or a tripped lock button accounts for a surprising share of “my opener died” calls, and none of those is a new opener. If yours is under about ten years old and the failure is a board, gear or sensor, repairing it almost always wins.
Everything else on the box is marketing.
Belt drive if there is a bedroom over or beside the garage — the difference is dramatic, and it is the upgrade people notice most. Chain drive is cheaper, tougher and perfectly sensible for a detached garage.
In Florida this is not a luxury. When the power drops and your car is behind a closed door, a backup battery is the difference between leaving and not. Required on new installs in much of the state.
Check whether you left it open from the driveway, close it from the office, and let a delivery in without handing out a code. We set it up and confirm it connects before we leave.
If the door starts down and reverses, or the opener light flashes and nothing moves, the photo-eye sensors at the bottom of the tracks are almost always the cause. They get bumped by a bike, knocked out of alignment by a pressure washer, or fogged up by South Florida humidity.
Never disable them or tape the beam. They are the mechanism that stops the door on a child or a pet, and every opener sold since 1993 is required by federal law to have them working.
Have a tech lookNobody here works on commission, so the advice is the same one we would give a neighbour.
Tell us what it is doing and we will tell you honestly whether it is worth repairing. It goes to our office and a technician calls you back.
